More buyers are walking away from home purchases right before closing than they have in years, and if you’re getting ready to sell, that’s an unsettling headline to run into. The good instinct is to wonder what’s wrong with the houses. The better question is what’s actually driving it, because in most of these cases, the house has nothing to do with it.

Start with why it’s happening at all. Cancellations have climbed to a multi-year high, but this isn’t deals blowing up left and right. The real story is simpler: buyers have options again. For a stretch of years, there were far more buyers than homes, and anyone under contract held on tight because losing the deal meant starting a search all over with nothing else to look at. That’s flipped. With more homes on the market than buyers to fill them, a buyer who gets cold feet knows there’s another house down the street, so walking away feels a lot less risky than it used to. More choices means less fear of missing out, and less fear means more people willing to back out.

Once you understand that, the actual reasons make sense. And the biggest one isn’t the inspection or the appraisal. It’s the monthly payment. In most of these deals, the pattern is the same: a buyer falls for a home and signs the contract on emotion. Then they sit down and add up the real monthly cost, the payment with today’s rates, plus taxes and insurance, and the number is bigger than the one in their head. That’s when the cold feet set in. It’s not that anything’s wrong with your home. It’s that the buyer got in emotionally and started backing out financially. This is the single biggest driver of last-minute cancellations right now, and it’s exactly why a buyer’s real, verified budget matters so much more than a quick pre-qualification.

The inspection is usually the exit, not the reason. Once a buyer wants out, they need a clean way to do it, and the inspection contingency is the easiest door to walk through. Every home has something, so a minor issue a committed buyer would have shrugged off suddenly becomes the official reason to cancel. The inspection takes the blame, but it’s often cover for something else, usually that payment, or a nicer home that just came on the market. In a market where buyers hold the cards, they use that inspection window with a lot less hesitation than they did a few years ago.

Here’s the part that matters most, because it’s the part you can control: most of this is preventable before you ever accept an offer. The time to protect your sale is at the offer stage, not after the deal starts to wobble. That means weighing more than the highest number on the page. Is the buyer fully underwritten, or only pre-qualified? Those are not the same thing, and the gap between them is often the difference between a deal that closes and one that doesn’t. Does the offer reflect what the buyer can genuinely afford at today’s payment, so there’s no sticker shock coming three weeks in? Is your home priced and prepared so a buyer isn’t hunting for a reason to renegotiate later? A strong offer isn’t automatically the biggest one. It’s the one most likely to actually reach the closing table.

The bottom line: a wave of last-minute cancellations sounds scary, but the causes are predictable and, in most cases, avoidable. The sellers who get burned are usually the ones who took the highest number and hoped. The sellers who close are the ones who looked hard at whether the offer would hold up before they ever said yes.
