Multiple price reductions, a converted garage, and a large HOA assessment each got a one-word verdict from me during a recent rapid-fire red-flag-or-green-flag round. The only rule was to answer without explaining, so these are my honest first reactions.

Stubbornness is the quickest deal killer. Buyers need to start talking to the lender, and sellers need to get real about pricing. On either side of the deal, the quickest way to kill it is to be stubborn.
Curb appeal is the most overrated. When asked about the most overrated home feature, I chose curb appeal over something like a bourbon room or a sauna. As for my own must-haves, I would never buy a house without a garage, and if I were buying a house today, I’d prioritize location.
