What’s Going to Happen in the Scottsdale Housing Market in 2026?

Everyone is asking the same question: What will happen to the housing market in 2026? With so many mixed predictions, it is hard to know who to trust.

I’ll explain the main things to watch so you can see what’s happening for buyers and sellers near you.

Focus on your local market. You can go online, watch the news, or check different websites and hear a lot of opinions about the housing market. Some people say it will collapse. Others say rates are coming down and the market will boom. Prices might go up. It really depends on who you follow.

The important thing is to know your local market. Here’s what to look for:

• Inventory: If a neighborhood has less than six months of inventory, it’s a seller’s market with more demand than supply. If it has more than six months, it’s a buyer’s market with too many homes and not enough buyers.
• Average days on market: How long homes are taking to sell can show demand.
• Price reductions: Are sellers lowering prices to sell quickly, or are homes selling without reductions?

Every neighborhood is different, so you need to look at these factors for each area individually.

Watch the interest rates. Rates have been declining over the past year, which can bring more buyers into the market. At the same time, many sellers may not move because they already have a low rate.

If rates go lower, some of these homeowners may decide it is the right time to sell. That could put more homes on the market. But we do not yet know how many homes will come to the market or if there will be enough buyers to absorb them. This is something we will need to watch closely in 2026.
