January 2026 Scottsdale Housing Market Trends for Buyers and Sellers

Are you thinking about buying or selling a home in Scottsdale this year? As we closed out 2025 and move into the beginning of 2026, here’s a look at how the market is performing based on the latest numbers.

To start, here’s how the market compares to this same time last year:

• Active listings: 24,604 homes on the market today, up from 22,247 last year. That’s a 10.6% increase in active inventory.
• Homes under contract: 5,762 now, up from 5,479 last year. A 5.1% increase in homes under contract.
• Homes sold: 5,793 homes sold this year versus 5,501 last year, a 5.3% increase in homes sold.
• Months supply of inventory: Inventory increased from 3.0 months last year to 3.8 months this year, a 26.6% increase in months supply.

What we’re seeing is more homes coming on the market and a higher months supply of inventory. At the same time, there are roughly 5% more homes under contract and 5% more homes sold compared to last year.

Interest rates are also impacting activity. Mortgage rates have fallen about 1% over the past year, bringing more buyers into the market. More sellers are also coming to the table as rates have declined.

What do these numbers mean to you? Many people are anticipating lower rates in 2026. As rates come down, that could mean more buyers and more sellers entering the market. How that ultimately shifts the supply-and-demand balance is still uncertain.
