As a real estate agent, one of the most common questions I get from potential home sellers is, “When is the best time of year to sell my home?” While there isn’t a one-size-fits-all answer, there are some key considerations to keep in mind when deciding whether to sell or stay put.

Timing is key, but circumstances matter. The question of when to sell often comes down to personal circumstances. Life is unpredictable, and the past few decades have shown that anything can happen—from tech market crashes to global pandemics. Given the uncertainty of future events, making decisions based on current market conditions is often the wisest choice.

The best time to sell a home is when you want to sell, not when you need to sell. Moving under less pressure allows for stronger negotiating power and better terms for a sale. Waiting until a move becomes unavoidable can limit options and create stress.

Ultimately, the best to move depends on three factors:

2. Season.
3. Your lifestyle.

Seasonality trends. The seasonality of the housing market is another factor to consider. Certain times of year see more activity depending on the type of buyer and their lifestyle needs. For instance, fall and spring are popular for second-home buyers due to milder weather conditions. Summer is a busy time for families since school is out, and parents can manage the move without disrupting their children’s schedules.

Historically, June, July, and August often see the highest number of closings, even in areas with extreme summer heat. Families often take advantage of the summer months to move without conflicting with school schedules or extracurricular activities.
